Hardeeville, a small city in South Carolina, is experiencing rapid growth, ranking as the second-fastest-growing city in the state, according to recent census data. This surge in population is largely attributed to an influx of retirees moving to the area, particularly to 55+ communities like Latitude Margaritaville Hilton Head and Sun City Hilton Head. These communities, with their sprawling homes and amenities, have become magnets for those seeking a retirement lifestyle. The city's growth is also fueled by its location in Jasper County, which is the fastest-growing county in the nation. This development trend has been a long-term project, with planning and development agreements dating back to the early 2000s. City Manager Josh Gruber emphasizes the importance of managing this growth through a comprehensive master plan, ensuring infrastructure can keep up with the increasing population.

However, this rapid growth has raised concerns among conservation organizations. The Coastal Conservation League, in collaboration with the Open Land Trust and The Nature Conservancy, is working to protect rural and natural areas from overdevelopment. They are focusing on preserving the rural character of the region, including farming, forestry, and hunting. Bob Crimian, a project manager for the Coastal Conservation League, highlights the unintended consequences of population growth, such as the loss of the very places that attracted residents to the Lowcountry in the first place.

In contrast, Hilton Head Island, a popular tourist destination, has seen a population decline of about 225 people. This decrease is attributed to a post-COVID correction, with a cooling of short-term rentals and increased rents pushing some residents away. Some individuals who moved to the area during the pandemic are now re-evaluating their decisions, citing factors like family ties and the desire to return to their original locations. Despite this, Mayor Alan Perry remains optimistic about the island's future, emphasizing the improvements in healthcare and affordable housing, and the ongoing workforce development projects aimed at attracting younger generations.
